A deeper foundation.
CCIM stands for Certified Commercial Investment Member. Awarded by The CCIM Institute, the designation combines advanced commercial real estate education with demonstrated experience and a comprehensive exam.
For a client, that training brings a structured approach to evaluating a property’s finances, market, occupancy options and investment potential.

The path to the pin.
The standard pathway combines education, qualifying experience and an examination. Fast Track pathways can change some requirements.
Complete the education.
The four core courses cover financial analysis (CI 101), market analysis (CI 102), user decision analysis (CI 103) and investment analysis (CI 104). Candidates also complete ethics, negotiation training and required elective credits.
Negotiation training includes eight hours. At least one of CI 102, CI 103 or CI 104 must be instructor-led.

The standard route requires an approved portfolio documenting commercial real estate work. Traditional portfolios require at least two but fewer than five years of full-time experience; streamlined routes require at least five consecutive years.
The Institute lists these qualifying-activity volume options:
- Three or more activities totaling at least $30 million;
- Exactly ten activities totaling at least $10 million; or
- Twenty activities, regardless of total dollar volume.
The Institute determines which work qualifies. Its eligible Fast Track members are exempt from the portfolio requirement.
Review the portfolio requirementsPass the comprehensive exam.
After completing the applicable education, elective and portfolio requirements, candidates take an in-person exam covering the core course concepts. A score of 70% or higher is required to pass.
